What Your EICR Tells You

An Electrical Installation Condition Report (EICR) is a formal document produced following an assessment of the electrical installations within a property. It identifies any damage, deterioration, defects or dangerous conditions that could put occupants at risk.

The inspection is carried out by a qualified electrician who tests all fixed wiring, consumer units, protective devices, sockets, switches, and other electrical components throughout the property — typically taking 2-4 hours depending on property size.

At the end of the inspection, you’ll receive a full written report outlining the condition of your installation, along with a certificate you can share with tenants and local authorities.

Legal Requirement

Are You Legally Compliant?

Since April 2021, landlords in England are legally required to have the electrical installations in their rental properties inspected and tested at least every 5 years by a qualified electrician.

A copy of the report must be provided to tenants and to the local authority if requested. Failure to comply can result in fines of up to £30,000.

New Tenancies

An EICR must be in place before any new tenancy begins. The report must be given to the tenant on the first day of their tenancy.

Existing Tenancies

EICRs must be renewed at least every 5 years. The report must be provided to existing tenants within 28 days of the inspection.

Local Authority Requests

If a local authority requests a copy of the EICR, landlords must supply it within 7 days or face enforcement action.

Remedial Works

Any C1 (danger present) observations require immediate action. C2 (potentially dangerous) observations must be remedied within 28 days. Written confirmation of completion must be provided to tenants.
